Better tenancy decisions, without the chasing

Rentwick is online tenant referencing for letting agents and landlords. Each applicant gets their own link, applies on their phone and uploads their documents; we contact their employer and previous landlord, check their credit and documents, and you get a report you can stand behind.

  • Applicants apply on their phone in about 10 minutes
  • Consent first, and fair by design
  • £14.99 per applicant, no subscription

Fraud checks

Fake documents are easier to make than ever. Our checks keep up.

Edited payslips, borrowed identities and inflated incomes are a growing problem for letting agents and landlords. Rentwick cross-checks what an applicant says against what their documents, their employer, their landlord and their credit file show.

AI document checks

AI reads every payslip, statement and ID the applicant uploads and compares it with their application: names, dates of birth, employers, pay and dates. Anything that doesn’t match is flagged for you to look at.

Three months of bank statements

Every applicant uploads their last three months of statements, so you see real income and rent paid going out, not just what’s declared.

References from the source

The employer confirms the job, contract and salary, and the previous landlord confirms rent paid on time, arrears and the condition of the home, online, from their own email address.

Identity and Right to Rent

Share code or passport collected, with a direct link to the GOV.UK check. You record your check in the reference and it goes in the report.

What we check

Affordability you can see, not just a number

Income against 30 times the monthly rent share (36 times for a guarantor), using the salary the employer confirms and the statements the applicant uploads. Add credit and public records, five years of addresses and references from the current and previous landlord, and every check is shown with its result.

Why it matters to a landlord

What a thorough reference actually protects you from

Under the Renters’ Rights Act there are no fixed end dates and no section 21: once someone moves in, getting them out takes a court ground and months. The decision at the start is the one that counts.

The edited payslip

Payslip figures are checked against the salary landing in their bank account and the figure their employer confirms. A payslip that says £4,000 when £2,100 arrives each month is flagged before you sign.

The tenant who already struggles

Three months of statements show whether rent is already going out every month, and how much is left after it. You see real money, not what someone wrote on a form.

The history they’d rather you didn’t hear

Five years of addresses and two landlords, not one. If the last landlord is a friend doing a favour, the one before is still asked about arrears and the condition they left the home in.

The decision you have to defend

Every report shows how its outcome was reached: the income used, the rule applied, each check. If a refusal is ever questioned, you can show it was about affordability and references, never benefits or children.

The empty weeks

At £1,400 a month, every week a home sits empty costs you about £323. Applicants finish on their phone in about 10 minutes and their referees are emailed the moment they do, so you’re not waiting on paperwork.

The guarantor who couldn’t pay

A guarantor is only worth something if they could actually cover the rent. They’re checked against 3 times the yearly rent and on what’s left after their own rent or mortgage, not just a salary figure.

Guarantors

Guarantors, linked to the tenant they’re for

If a tenant’s income doesn’t cover the rent, add a guarantor in a click: they get their own link, their own checks against 36 times the rent they guarantee, and their own report, shown next to the tenant’s. If a tenant names a guarantor on their application, it’s filled in for you.

Questions

Frequently asked

Who pays?

The landlord or letting agent: £14.99 per applicant, tenants and guarantors alike. In England tenants can’t be charged for referencing (Tenant Fees Act 2019).

How long does it take?

Most applicants finish the same day on their phone. The rest depends on how quickly their employer and previous landlord reply; you see each one’s progress and can chase them in a tap.

Can I reference several tenants and guarantors together?

Yes. Add everyone on the tenancy in one go, with each tenant’s share of the rent and who each guarantor is for, and pay once. Guarantors are checked against 36 times the rent they guarantee.

Do you check the Right to Rent?

We collect the applicant’s Home Office share code or passport and link you straight to the GOV.UK check. The check itself is the landlord’s legal duty, so you record it in the reference and it goes in the report.

Is there a credit check?

With the applicant’s consent: County Court Judgments, insolvency, defaults and the electoral roll. A credit report the applicant already has can also be added.

Can my team see the progress?

Yes. Give each member of staff their own login: they see the board, chase applicants and referees and open reports, but not your properties, rent or settings.

What does the report say?

Each check with its result, the references as given, address history, affordability and a recommendation: Accepted, Accepted with a guarantor, or Further checks needed. The decision stays with you.

What about the applicant’s data?

They consent before anything is checked. Documents are deleted 6 months after the application; the report stays in your account. Nobody else sees it.
